According to Dr. John D. Shane, Vice President of Laboratory services of PRO-LAB millions of homes across America have hidden water leaks that are promoting mold growth that can expose homeowners to mold spores. Mold has a potential to cause health problems like allergies, irritation (to lungs, eyes, skin, throat, nose) and are potentially toxic. Inhaling and touching mold spores may cause allergic reactions in sensitive individuals and normally healthy individuals may become sensitive to mold after exposure.

What does the Environmental Protection Agency have to say?

The EPA states that, “It is important to take precautions to limit your exposure to mold and mold spores. Avoid breathing in mold or mold spores”. The EPA also recommends that if you suspect you have a hidden mold problem you should consider hiring a state licensed Mold Assessor to avoid exposure to potentially massive doses of mold spores.

What does Mold do to a Home?

Mold damages what it grows on. The longer it grows the more damage it can cause. If there is a mold problem in your home, you should inspect, test and clean up the mold promptly. Mold can be hidden, growing on the water from a hidden leak, and can develop into a potentially large problem if not caught in time.

What are the Health Concerns?

Health effects from exposure to mold can vary greatly depending on the person and the amount of mold in their home. The type of health symptoms that may occur include coughing, wheezing, nasal and throat conditions.  People with asthma or allergies who are sensitive to mold may notice their asthma or allergy symptoms worsen. Individuals with severely weakened immune system who are exposed to moldy environments are at risk of developing serious fungal respiratory infections. MDH recommends that people consult a medical professional if they are concerned about the effects of a moldy environment on their health.

Visual inspection:  A visual inspection is an initial step in identifying possible contamination problems. It can identify visible water leaks or moisture stains on ceilings, walls, floors, or under counters. The air conditioning and heating systems, the attic and crawl spaces under homes will receive a visual inspection as well. Mold sampling may be recommended if there is any noticeable mold growth, musty odors, visible water damage or stains, poorly maintained HVAC systems or construction defects. By combining a visual inspection with air, tape, or swab sampling, the Florida state licensed mold assessor can help identify hidden sources of mold, allergens, and indoor pollutants as well as the extent of any acute or chronic water or moisture damage.

Air Sampling: The purpose of air sampling is to determine the type and amount of airborne contamination in a building. Air sampling may be necessary if the presence of mold, allergens or toxins is suspected (e.g.: musty odors, allergies) but cannot be identified by a visual inspection. When air sampling is performed, both the indoor air and outdoor air are sampled so the results can be compared to see if a problem exists. Typically, the indoor sample is taken while the heating and/or air conditioning unit is operating; this will ensure the interior air is effectively tested.

Tape/Swab Sampling: Tape/Swab samples are usually collected from visible moldy surfaces by wiping the area with a sterile swab. This type of sampling is used to identify specific mold types.

Recommendations and Laboratory Results: Once the home has a visual inspection and the mold circumstance is evaluated, action can be planned to clean it up and prevent future contamination. Based upon site evaluations and sampling lab analysis results, our licensed mold assessor can provide a detailed written report that can be used for disclosure and references. In all situations, if mold exists, the underlying cause of the water damage must be corrected.
